Our guide to guest's safety and expections for guests enjoyment of Curated Properties lodging:

THE COZY OASIS HOUSE RULES:

  1. Guest Requirements: Guests must be 25+ with verified Government Issued ID and photo. Additional guests, including children, are to be added to the Point Of Contact form/
  2. Profile Completion: Reserving guest must have a complete profile with current city, state, and phone number for digital lock use. Please download the Airbnb app for communication.
  3. Rental Contract: Unless guest arrival is as follows, All guests are required to sign the Rental Contract (RC), separate from their Airbnb booking, within 48 hours to receive a confirmed reservation. Please note, until the RC is in place, the reservation is only a 48-hour hold: A. RC must be signed within 48 hours for stays arriving in 2-5 days. B. Same-Day bookings: RC must be signed within 2 hours, at least 1 hour before check-in. C. For next-day stays, RC must be signed by 9 am on the day of arrival.
  4. Non-local Guests Only: If you're a local interested in booking a stay, please email host with your needs.
  5. Quiet Hours: We love our neighbors so 9 pm to 8 am outside and 10 pm to 7 am inside.
  6. Stair Access: Unit Access via outdoor stone stairs only. Please ensure all guests can navigate the stairs prior to booking.
  7. Child Safety: The Cozy Oasis Abingdon welcomes children. However, the property is not child-safe. There is a large koi pond near the entry, steep stairs, high walls without railings, unlocked cabinets, no safety gates, sharp corners on tables, outlets are uncovered, and cleaning chemicals are within reach. Parents are responsible for all taking necessary precautions to ensure their child's safety. All children under 16 years old must be accompanied by a parent or responsible adult at all times, especially near the pond, and cannot be unaccompanied on the property.
  8. Security Cameras: Four cameras monitor the property: at the main house door, in the shared garage, at the Cozy Oasis entry, and on the main floor monitoring the pond/walls. Tampering with cameras will result in immediate eviction without refund and possible additional fees.
  9. Parking: Two cars allowed per reservation: one medium car in the driveway, one car/truck on the street. Leave driveway clear for others.
  10. Occupancy: Maximum occupancy of lodging is as follows. Two daytime visitors allowed, no overnight visitors beyond reserved guests. The Cozy Oasis: Three (3) guests in two (2) beds, plus children under 2. 
  11. Garden and Wall Restrictions: No people or pets in gardens or on walls. No vehicles on non-concrete areas.
  12. Dog Policy: One dog under 40 pounds welcomed to stay with a $35/night fee. The fee will be collected the night prior to arrival and must be paid to receive door access code. Failure to disclose a pet and payment of the pet fee will result in a $250 charge on top of the nightly fees. A.  At all times outside, dogs to be leashed and under owner’s control. B. Owners to clean up all poop. Poop bags are provided. ‘Poo Can” near hose/faucet for easy bag disposal. C.  Use rag towels to wipe dog’s feet. Dirty dog towel hamper in Pondview closet. D. Dogs are not allowed on beds or furnishings, as these amenities are only for human guests. E. When unattended, dog must be kenneled (kennel not provided) for its safety and happiness. F.  Dog owners are responsible for damages and additional cleaning fees of up to $375 may apply for dog waste in yard, fur on furnishings/bedding, urine spots, clay stains, etc.
  13. No Smoking: No smoking/vaping/marijuana inside. Smoke outside away to be well away from all windows/doors, including neighbors. $375 fee will be applied for indoor smoking. Additional charges will apply for damage or loss of use.
  14. Cleaning Fees: Additional fees for excess soiling, in or outdoor garbage, or unwashed dishes, glassware, etc. including returning used dishes to clean storage.
  15. No Parties/Events: Parties and events are not allowed. Inquire about ‘small gatherings’ via Inquiry message with host.
  16. Deck Safety: Use handrails on deck stairs to access the lower yard, please hold the handrails. Be cautious on the grass hillside, it can be slippery.
  17. Feeding Fish: Please Only feed fish at am and pm mealtimes with host provided food!
  18. Photo Shoots: Available for commercial shoots under a separate reservation. For more information, please send message host.
  19. Security Deposit: Security Deposit Hold must be in place 5 days prior to check-in or reservation may be canceled.
