ADDITIONAL NOTES:
- The Oasis Abingdon is the lower-level condo of a high-end, three-story home.
- To help set clear expectations and just like a hotel, all guests sign a digital Rental Conditions (RC) agreement and provide a
credit card for a refundable Security Deposit Hold (processed by Stripe). The agreement outlines check-in instructions,
house rules, communication guidelines, and what to do if something unexpected arises. The RC designed to support a
smooth, safe, and enjoyable stay—for both you and the property. See House Rules.

Great Room:
 Lounge seating for 6, more on two ottomans, in nearly 500 square feet!
 Roku 65" streaming TV with private guest logon.
 Views over the deck, koi pond, gardens to the distant mountains (in season)
 Great bird & wildlife watching! Deer 20’ away, and racoons checking out the scene.
 The hearth basket stores freshly-washed throws for in and outside snuggling.
 Put your feet up, grab a beverage, and relax - remember what that's like?!

Dining & Kitchenette:
 Dining Island seats 4 and up to 6 for close-in laughter!
 Sharp knives (3) and two cutting boards (1 lg, 1 smaller), many utensils (peeler, spatulas, scraper, large spoons).
 Appliances: Induction burner, microwave, and Air Fry/Convection/Toaster Oven, two undercounter frig/freezers.
 Dish & Flatware: Dishes and flatware for up to 8 people.
 Glassware: Red and White Wine glasses, rocks and water glasses, and pitcher.
 Pots, etc.: Stainless Steel pots-1.5 qt, 4 qt, 8-quart pasta w/strainer, two non-stick skillets, grease catcher, strainer, tea
kettle.
 Amenities: Abingdon Olive Oil & Vinegar, fresh-ground salt/pepper. Ziplocs, foil, plastic wrap, Paper Towels, bag clips,
hand/dishsoap, linens, garbage bags, and cleaning supplies.
 Miscellaneous: food storage containers, serving bowls and Brita pitcher.

Breakfast/Coffee-Tea Bar:
 Keurig and Cuisinart Drip makers, and reusable k-cups and many coffee cups.
 Peets coffee, loose local tea and ball, Tazo teas, sweeteners, & syrups, hot chocolate & marshmallows.
 Place mats, cloth napkins, hot pads for pots/oven.

Queen Ensuite Bedrooms:
 Dressers, walk-in closets with plentiful hanging storage, and suitcase stands.
 Natural bedding, many pillows, extra blanket and pillow, and memory-foam mattresses.
 In-room seating, candles, white noise machine, blackout curtains, and floor fans.
 Ironing board/iron and steamer (one in each suite).

En-suite bathrooms:
 Many towels and two floor mats.
 Artisan bathing soap, Mrs. Meyers hand soap, and local-artisan lotion.
 Shampoo, conditioner, blow dryer, and a flat iron.

Sunroom Bedroom - Twin daybed and trundle:
 Natural bedding, pillows, memory-foam mattresses.
 Black out curtains, white noise machine.
 Dresser, clothes hooks, suitcase stands, and fans (overhead exhaust, portable fan).

Sunroom as Lounge and Cocktail area:
 Lounge seating, and twin-sized day/trundle bed for catching up on conversations or a nap.
 Dry and Sweet Vermouth,
 Ice bucket, shaker, and bar tools, ice options including King cubes.
 Bring your favorite liquor and mixers!
 Glassware: rocks, wine, and champagne glasses (on request).
 Open the two sliding doors to listen to the birds, fish and waterfall splashing, and enjoy the fresh air.

Outdoor Areas:
 7,000 gallon Koi Pond with water plants and endless entertainment (in warm months - otherwise, they're 'hibernating')
 Large deck and stone patio with a variety of seating for 9 (including dining chairs)
 Dining table, 4 chairs, seats 6 comfortably.
 Umbrellas for you and for the fish!
 Lush, seasonal gardens from entry throughout the upper Oasis deck area.
 Lower lawn and gardens for wandering, walking your pup, watching the deer and sitting quietly.

Furry Family Amenities One (1) medium-sized, well-behaved dog, at or under 40 pounds is welcome:
 Outdoor pooh bag can near Oasis door
 Two water/food dishes, poop bags, toy, mat, foot drying and a large body drying towels.
 Enjoy the lawn, fish and deer spotting, and exploring the partially-fenced back yard!

Parents Traveling with little ones:
 BabyQuip baby equipment rentals are available for a separate fee so you don’t have to carry your own!

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued.
