THE NEST HOUSE RULES   

    1.  Guests must be 25+ with verified government ID and photo. Additional guests, including children, are to be added to the Point Of Contact form.

    2.  The reserving guest to provide all contact information including current city, state, and telephone number (used for the digital lock).

    3.   Rental Contract: All guests are required to sign the Rental Contract (RC) within 48 hours to receive a confirmed reservation,

unless guest arrival is as follows. Please note, until the RA is in place, the reservation is only a 48-hour hold:

A. RC must be signed within 48 hours for stays arriving in 2-5 days.

B. Same-Day bookings: RA must be signed within 2 hours, at least 1 hour before check-in.

C. For next-day stays, RA must be signed by 9 am on the day of arrival.

   4.   If you're a local interested in booking a stay, please email host with your needs.

   5.   We love our neighbors so 9 pm to 8 am outside and 10 pm to 7 am inside.

   6.   Access to The Nest is only available via stairs. Please confirm all guests can navigate the stairs when making the reservation!

   7.  The Nest welcomes children. However, please note that the property is not child-safe. There are unlocked cabinets, no safety gates,

sharp corners on tables, and cleaning chemicals within reach. Parents are responsible for taking the necessary precautions to ensure their child's safety.

All children under 16 years old must be accompanied by a parent or responsible adult at all times when outside The Nest.

   8.  Each reservation allows for three cars: one medium-sized car in the driveway and two cars on the street in front of the house. Please leave exit/entry

clearance in the driveway for the host and other nightly rental guests.

   9.  The maximum number of reserved and listed guest occupants is five in the three beds (plus children under 2) for The Oasis, and three (3) plus small

children in The Cozy Oasis. Two daytime visitors are allowed, no overnight visitors beyond the listed and reserved guests.

  10. Security Cameras: Two cameras monitor the property: at the main house door, in the shared garage.Tampering with cameras will result

in immediate eviction without refund and possible additional fees.       

  11. To ensure everyone's safety, please refrain from having people and pets in the gardens, or on top of walls. Bicycles, motorized vehicles,

etc. are not allowed on non-concrete areas.

  12. No smoking/vaping/marijuana, etc., is allowed inside the property. Outside smoking to be Far Away from All building Windows and Doors.

A $375 Smoke Mitigation fee will be charged for indoor smoking.

   13. Any 'beyond-normal' soiling, interior or exterior excess garbage, untreated spills/stains, or other non-normal cleaning events may incur an additional

cleaning fee and management on top of  the normal fee.

   14. Parties, events, and gatherings of non-reserved guests are not permitted.
